HousingSmarts Housing Counseling Program
Need to learn the ins and outs of buying a home? The Housing Smarts Housing Counseling Program offers Home Buyer Education for first time home buyers. This class empowers Austinites by teaching you how to improve your credit, develop a spending/savings plan, and manage debt. Classes are Free for 80% Median Family Income (MFI) and below.
Down Payment Assistance
Owning a home is closer than you think…we assist first-time home buyers, buying a house in Austin, with a 0% loan to cover their down payment. You are considered a “first-time home buyer” if you have not owned a home in the last three years or have been displaced because of divorce. Loans are valued between $10,000 and $40,000.
Individual Development Account (IDA) Program
For every $1 you save, the City will provide a match of $4, with a maximum savings of $1,000. Funds can be used towards the purchase of a home, higher education, or starting a small business. Specific income eligibility applies.
Cooperative Housing and Creating your Own Intentional Community with group or shared equity models are excellent avenues for sustainable quality. Housing
cooperatives in both urban and rural communities across the country
provide millions of households of modest means with affordable rent or home ownership,

Self Help Owner Building Program
This is the crux of NNDC and the Owner Builder School. The Housing Smarts Program is the first step for income eligible owner builders to become eligible for up to $45,000 interest free loans by building with NNDC as it becomes certified as an Affordable Housing Provider in 2015
